NAPLES AND BONITA SPRINGS – SINGLE FAMILY PROPERTIES

CLOSED SALES

  • The number of closed sales in the 12 months ending April 30, 2021 for the Naples and Bonita Springs Area increased 39% year-over-year (9,918 vs 7,129). 

  • There were 119 closed sales, priced above two million in April 2021 compared to 28 in April 2020, a 325% increase. During the 12 months ending April 30, 2021, sales in this category increased 123% over the same time period in 2020 (859 vs 385). 

NEW LISTINGS / INVENTORY

  • During the 12 months ending April 30, 2021, a total of 10,649 new listings were added to the market, this is a 9% increase vs the same time period 12 months ending April 30, 2020. 

  • Available inventory as of April 30, 2021 consisted of 2,923 units, a decrease of 35% vs the same time period in 2020. Current inventory represents 2.9 months of supply based on current absorption rates. 

AVERAGE & MEDIAN SALES PRICE

  • The year-over-year average sales price for the area was $868,704 a 28% increase vs the same time period in 2020. 

  • The median sales price for the area in April 2021 increased 33% to $550,000 vs April 2020. 

NAPLES AND BONITA SPRINGS – CONDOMINIUMS

CLOSED SALES

  • The number of closed sales in the 12 months ending April 30, 2021 for the Naples and Bonita Springs Area increased 46% year-over-year (7,930 vs 5,446). 

  • There were 45 closed sales priced above two million compared to 7 in April 2020, a 543% increase. During the 12 months ending April 30, 2021, sales in this category increased 100% vs the same time period in 2020 (306 vs 153 units). 

NEW LISTINGS / INVENTORY

  • During the 12 months ending April 30, 2021, a total of 8,863 new listings were added to the market, a 20% increase vs the same time period 12 months ending April 30, 2020. 

  • Available inventory as of April 30, 2021 consisted of 2,311 units, a decrease of 35% vs the same time period in 2020. Current inventory represents 2.2 months of supply based on current absorption rates. 

AVERAGE & MEDIAN SALES PRICE

  • The year-over-year average sales price for the area was $511,473 an increase of 17% vs the same time period in 2020. 

  • The median sales price for the area in April 2021 increased 12% to $299,500 vs April 2020.
